Problem, research strategy, and findings In the 1990s, some cities across United States invested significantly in expanding light rail transit (LRT) systems. As a result, transit-oriented development (TOD) near new stations became desirable planning goal for local governments lucrative to developers. this study we examined evidence of gentrification all LRT station areas before after opening these stations. We also tested prevalence specifically characterized as TODs. Longitudinal data seven regions, from 1970 2010, demonstrated signs proximity compared with control areas. By 2000, share White population grew stations, whereas percentage Black residents remained flat.
